My Approach.

Quality work wins over quantity work. Thats why the most importance to my client is to allocate quality time to each client to create their dream home. I take care of you during the process, while you lean back and I do the work.

 

Where do we start?

A good analysis is the base of a good outcome. The way to begin your journey is to start with an initial meeting followed by a site visit. A lot of clients think they have to draw up their own floor plans to deliver the idea before we meet but don’t worry! I’m here to help you! A tailored questionnaire will help identify your needs, habits and lifestyle. Based on the answers, site constraints and successful engagement I will develop a concept which is the right fit for you.

 

What is the typical process? 

The design process is separated in several parts which depending on you as a client sometimes you don’t need all of them. Starting with the development of the design brief, site visit and the creation of a concept to suit your needs and budget. 

 

This part is followed by the design development stage which can be an exciting stage to choose different options of design. Your future home will be coming to life in the form of 3D models, drawings and sketches.

Once you’re satisfied with the design concept we proceed in preparing the plans for local council approval if required. This means all involved consultants will give their input, all information will be coordinated and implemented into the drawings. Plans, documents and forms with all required information will then be submitted to local authorities. 

 

During the construction documentation stage I generate more detailed drawings to allow your home to be constructed and process building permits. I can also help you in contract negotiation and help you find and select the right builder. 

After you have selected the preferred builder, some clients would like to have me involved in the construction process overlooking the quality of work the builder is providing and make sure the compliance of the agreed specifications are in line with the plans. 

 

What are the fees?

Each project varies in size, complexity and client budget. I do believe that a fixed fee makes it a lot easier for you as a client to budget, because it doesn’t rise and fall based on your construction cost compared to a percentage fee. In my fee proposal I provide a cash flow prediction so you can understand and manage the upcoming fees.

 

I know it can be a stressful process and I am trying to make it as transparent and simple as possible for you. I love seeing excited clients from the start to the end of the process and my aim for you as my client is to deliver a relaxed journey with a great result.
